Pool Remodeling

Give a tired pool a second life

Pools age. Plaster stains, tile falls, decking cracks and equipment gets loud and inefficient. A remodel brings all of it up to date at once, often transforming a dated backyard into something that looks and runs like new for a fraction of a full rebuild.

GWP Builders handles complete pool renovations across LA, from a simple refresh to a full redesign with new shape, features and equipment.

Our approach

Remodel once, remodel right

We start by assessing the shell, plumbing and equipment so we can tell you honestly what needs doing and what does not. Then we scope a remodel that fits your goals and budget, in the right order.

Doing tile, finish, decking and equipment together avoids repeat drain-and-refill costs and gives a cohesive result.

Pool Remodeling questions

How much does a pool remodel cost in LA?
It depends on scope. A finish-and-tile refresh is far less than a full redesign with new features and equipment. We assess your pool and give an itemized quote so you can prioritize.
How long does a pool remodel take?
Many remodels run two to five weeks depending on scope and weather. A simple resurface is faster; structural changes take longer.
Can you modernize the shape of my old pool?
Often yes. We can add features, a spa or a tanning ledge and update finishes to give a dated pool a contemporary look, within the limits of the existing shell.

What a pool remodel costs

Most pools in Sherman Oaks, Encino, Northridge and across the Valley were built decades ago. The good news: a sound gunite shell can be brought fully up to date for a fraction of the cost of a new pool. Typical 2026 ranges:

Remodel scopeTypical rangeTimeline
Replaster / resurface only$7,000 – $18,0005–7 working days + curing
Waterline tile + coping replacementQuoted by linear foot and material1–2 weeks
Equipment upgrade (variable-speed pump, filter, heater, automation)$1,500 – $8,000 per major component, installed (e.g., pumps, filters, heaters, automation)1–3 days
Full remodel (finish, tile, coping, equipment, lighting, deck)$15,000 – $50,000+6–12 weeks

Minimum project scope: $5,000. Planning ranges for Los Angeles and the San Fernando Valley in 2026, based on typical project scopes. They are not a quote: your price depends on site access, soils, size, finishes and permits, and we confirm it in a free, itemized estimate after a site visit.

Permits

Permits for pool remodels

Who issues your permit depends on where you live, and getting it right is part of the job. We pull permits for every build and for remodels whose scope requires one.

  • City of Los Angeles (Sherman Oaks, Encino, Van Nuys, Woodland Hills, Studio City, Tarzana and most Valley neighborhoods): permits come from LADBS. A new pool needs a building permit plus electrical and plumbing permits, and plans go through plan check. Hillside lots can also need grading review and structural engineering. LADBS has a dedicated information bulletin on the design and construction of swimming pools.
  • City of Calabasas: pools need approval from both Planning (zoning clearance) and Building & Safety. Typical submittals include a site plan, pool plans, a drainage plan, a soils report and a storm-water (SWPPP) plan.
  • Oak Park and other unincorporated Ventura County areas: pool and spa permits are handled by Ventura County Building & Safety (East County office). Water-district sign-off can also be part of the process.
  • Every jurisdiction — California Swimming Pool Safety Act: when a permit is issued to build or remodel a residential pool or spa, the finished pool must have at least two of seven state-listed drowning-prevention features (for example an isolation fence with a self-closing, self-latching gate, an approved safety cover, or door and pool alarms). Drains must also meet federal anti-entrapment (VGB Act) requirements.

Replastering on its own is handled differently from a remodel that moves lights, replaces skimmers or changes the shape. We confirm the exact permit path with the building department for your scope before we start.

Materials

Choosing finishes, tile and coping

FinishTypical cost (standard pool)Typical lifespan*Look & feel
Standard white / colored plaster$7,000 – $10,0008–12 yearsSmooth; most affordable; shows etching and staining sooner
Quartz aggregate$9,000 – $14,00010–15 yearsSmooth with more stain and chemical resistance; wide color range
Pebble aggregate (e.g. Pebble Tec-type finishes)$11,000 – $18,000+15–20+ yearsTextured, natural look; the most durable of the three

*With balanced water chemistry and normal use.

Pair the finish with the right tile and coping, and consider a saltwater conversion or a deck refresh while the pool is empty. It is the most cost-effective time to do them.

More pool remodeling questions

How much does a pool remodel cost in Los Angeles?
A resurface alone is about $7,000–$18,000 depending on the finish. A full remodel with new finish, tile, coping, equipment and lighting typically runs $15,000–$50,000 or more.
How long does a pool remodel take?
Resurfacing takes about 5–7 working days plus a short curing period. A complete remodel usually takes 6–12 weeks, depending on scope, inspections and material lead times.
Do I need a permit to remodel my pool?
It depends on scope. A finish-only job is treated differently from work that changes the shape, moves lights, replaces skimmers or alters plumbing and electrical. When a permit is issued for a remodel, the pool must also meet the state Pool Safety Act. We confirm the requirements for your exact scope.
Can I change the shape of my existing pool?
Often yes. Benches, tanning ledges, new steps or a raised spa can be added, and some shells can be reshaped. Major changes need engineering and a permit.
Is it cheaper to remodel or to build a new pool?
When the shell is structurally sound, remodeling almost always costs far less than demolishing and rebuilding, and it reuses the most expensive part of the pool.
When is the best time of year to remodel a pool in LA?
Fall through spring. Scheduling is easier, and the pool is ready for summer. Southern California weather lets us work most of the year.
Will a remodel lower my energy bills?
Usually. Replacing an old single-speed pump with a variable-speed pump, adding LED lights and automation can noticeably cut running costs.
